Within five business days of receiving your drawings and payment, your software will be
customized and a CD will be mailed to you.
There are many different methods of billing and late fee charging in the self-storage industry.
If you wish, send us your billing and late fee system before purchasing the software so we can verify our software is compatible with your business. We want to ensure our software can fulfill your needs. There is a fully working demo version on our web site for you to download and try before you buy. If the demo version cannot do what you need, please contact us before purchasing the software.

Phone and email support is free for 30 days
with a reply usually within one business days. For extended
customer support, you can purchase a maintenance
plan for a discounted price of $198 that includes for one-year:
unlimited customer support,

upgrades, unlimited additional software licenses, and unlimited use of our online backup
server. After 30 days, the standard price of $249 for the maintenance plan
goes into affect. Please read our
license agreement before purchasing the software, especially the first paragraph
about refunds, and also read the features
documentation so you know exactly what our software can do for
you. If you have any questions about our software, please feel

To customize your software, we will need the layout of each building including unit numbers
and unit sizes. You should draw each building on a standard size piece of 8 x 11½ paper. So if you have four buildings, you should use 4 pieces of paper. The better the drawings, the better your site will be presented in the software. Some customers have sent us
computer generated layouts of their buildings, but most customers send us hand-drawn diagrams of their site on standard printer paper. If you have large buildings, the individual units may be to small once we transfer your diagrams to the software, try splitting the large buildings into two buildings so the graphics would be larger for each individual unit.
Your graphical drawings can either be faxed, emailed or post mailed to us.
If you do fax them, please keep all units at least 1 inch from the sides
of the paper. Since we can only generate square and rectangle shapes for the buildings and units, the software drawings may not exactly match the drawings you send us. If you have any questions about this, please contact us.
Each building must have a single letter or number assigned to it. Each
unit must have a number and/or letter assigned to it. The units can
be number from 0 to 9999. So unit 58 in building E would be
designated as E-58. Unit numbers can be repeated in different
buildings, so you are allowed to have unit A-10 and B-10 in your
numbering system. If you have outside parking spaces, even though
there is no building, the software must 'group' all these spaces in
a building 'code'. So all your spaces will begin with the letter
'P'. You are allowed to have letters in your unit numbering system,
so you can have a C-10A unit and a C-10B unit. If you split a
building, you will still need an unique identifier for each side, so
you may have a A1 and A2 building for instance. Once you use a
double character building designation for one building, all
buildings must two characters.
Additional items we need: tax rate on rent, tax rate on late fees, business name, address, phone number, cell phone, due day, late fee, late fee grace period, 2nd late fee, and 2nd late fee grace period.
Due to legality issues, you will receive with the software standard billing notices, late letters, lien notices, and rental agreements. These letters and rental agreements are for example purposes only and an attorney in your state should be consulted to write your own letters and rental agreements. Please do not send us rental agreements or letters for us to type in for you. All the letters and rental agreements are fully editable by you with a standard word processor.
